Two Ways to Attach
| Method | How it works | Watch for |
|---|---|---|
| Wall mount (ledger) | A beam is bolted to the house wall below the eave | Needs enough height under the eave for headroom and roof pitch. Flashing over the ledger keeps water out of the wall |
| Roof tie-in | The cover attaches at or over the roof edge, sometimes with brackets through the shingles | More height, but the roof is opened up. Flashing and shingle repair have to be done right |
Many Broken Arrow ranch homes have low back eaves, which is why roof tie-ins are common here.
Roof Work and Registration
If a project includes roofing work, ask whether the company is registered as a roofing contractor with the Oklahoma Construction Industries Board. Oklahoma doesn’t have a statewide general contractor license, so ask for proof of insurance and recent references for any builder.
Drainage
An attached cover adds roof area that drains toward your patio and foundation. A gutter along the outside edge and downspouts that empty away from the house prevent puddling, slab staining and soil washout. It also helps to check that the existing house gutter above the tie-in can handle the extra flow.
Permits
Because an attached cover becomes part of the house, it generally needs a building permit in Broken Arrow, and the city may check setbacks, post footings and how it’s fastened. The contractor usually applies for it. Ask for the permit number before work starts and keep the final inspection record for when you sell.
